Operational Property Management
This application was developed to support the property management department of a national social housing provider. It is designed for use by organisations who have to manage a number of operational properties (up to about 1000 properties), but whose main business is not property management.
The organisation owns or leases a large number of offices, stores, depots and miscellaneous property throughout the country, and needed a system to collate data on its entire property holding, and to track events due (such as lease renewals and break options, inspections etc) so as to ensure that necessary actions were taken in due time.

The system provides a Database in which all details of the property and its tenure are stored, together with digital images of plans, diagrams and photographs.
Events Due can be entered against the property record, with a due date and a warning period. Events due are displayed on the main screen listing when their warning date is reached. The Event record can be edited to set a planned date, modify the due date or suspend the event warning.
As well as being entered directly against a Property record, Events can be linked to Legislation or Policies. The Events required will be created against all properties to which the Legislation or Policy is applied.
Events may be created as single occurrences, or as a series, such as annual fire precautions inspections.

The Property Details screen shows details of the property and its tenure, with a default image to help identification. Photo Gallery and Scanned documents collections can be added to the Property record.

The costs and dates of construction and maintenance works can also be entered against the property record.
